Pantelan Real Estate Services Managing Partner Paul Sveen and Principal Partner Merle Atkinson will serve as panelists at IMN’s 2nd Annual Single Family Aggregation: The REO-to-Rental Forum May 13-15, 2014. The conference, which will be held at the Boca Raton Resort and Club in Boca Raton, FL., will examine the issues facing the single-family institutional market.
With the trend towards securitization of single-family rental homes, the forum will delve into the challenges of managing and operating a single-family home portfolio. Pantelan estimates that institutional investors have purchased over 250,000 homes to date and have been a significant contributor to the recovery of the housing market. Rental homes represent approximately 14 million of the 90 million homes in the U.S. housing stock. There are more households living in single-family rental units than there are households residing in multi-family rental units with 10 or more units, according to Pantelan data.
Sveen will participate in the panel: How is Home Appreciation Impacting the Markets? What are the Societal and Social Impacts of Residential Renting? In addition to discussing the rate of appreciation, the panel will tackle valuation methodologies, target buyers, the effect of interest rate expectations, and when it makes sense to sell.
Sveen is a leader in the field of structured finance and securitization. During his 19-year-career at Lehman Brothers, Sveen led several asset monetization and securitization businesses. He has spent the last decade focused on the real estate investment arena, leading several businesses providing mortgage lending, default services and real estate services for single-family rental home owners. Pantelan has provided underwriting, acquisition, stabilization, property management and performance-focused advisory services for more than 10,000 properties to date.
Atkinson will serve on the panel, “Maintaining Asset Value and Making the Operations Side Work: What are the Key Operating Metrics and Expense Benchmarks you Must Know?” The panel will explore such issues as financial risk management, cost of vacancy and rehab, net operating income expectations, modeling rental costs and accounting and reporting.
With nearly a decade of operations experience in the residential real estate and mortgage sectors, Atkinson brings a seasoned perspective to the challenges facing the industry today. He is known for using key performance indicators and analytics to draw a correlation between performance and expectation, resulting in sustained improvements for Pantelan and its clients. Prior to joining the leadership team of Lehman Brothers’ flagship mortgage company, Aurora Loan Services, Merle was an investment banker in Lehman Brothers’ financial institutions group. Also a former director for Credit Suisse, Merle began his career as a mechanical engineer with Ford Motor Company and holds an MBA from Harvard Business School.
The inaugural Single Family Aggregation: REO-to-Rental Forum drew more than 800 attendees and featured 120 expert speakers. This year’s event has been expanded to three days to accommodate more sessions and greater opportunities for networking.
